Park Hill

Park Hill is a neighborhood in Denver, Colorado, the U.S. Located in the northeastern quadrant of the city, it is bordered by Colorado Boulevard on the west, East Colfax Avenue on the south, Quebec Street on the east, and East 52nd Avenue on the north. The entire Park Hill neighborhood is located in the area known as East Denver. It is further divided by the City and County of Denver into three administrative neighborhoods, South Park Hill, North Park Hill, and Northeast Park Hill.

South Park Hill is sitting high in our ranks again, with a consistent rise in home sale prices over the past couple of years. (It still outranks its sister neighborhoods, North Park Hill and Northeast Park Hill, which are both far more affordable.) The City Park–the adjacent neighborhood is an ideal area for young families to settle down thanks to its top 10 safety rank and Grade A marks for all three of its schools. Residents value South Park Hill for its architectural diversity, relaxed, suburban feel, and the easy access it affords to downtown. But they don’t have to travel far to find what they need: There are commercial corridors along both East Colfax and East 23rd avenues, as well as a flourishing pocket on Oneida Street.

The median age in South Park Hill is 40 years old, and kids under age 18 make up more than 20 percent of residents. It’s a highly educated community, with about three-quarters of the adult (25 and older) population holding a bachelor’s degree or higher. Forty-eight percent of neighborhood commuters report the trip takes between 15 and 30 minutes. When it comes to housing, 78 percent of available units are owner-occupied. The average household income is $124,153, and the majority of area households are comprised of families.

Dahlia Square

In the early 1950s, the Dahlia Square Shopping Center was built in Northeast Park Hill atop a landfill. Located between Dahlia Street and Elm Street and between East 33rd Avenue and East 35th Avenue, it was the commercial heart of the neighborhood during its time, and at its peak featured a number of businesses including a grocery store.
